Going into a contract with many of the major home builders on new construction, usually means you will have no agent representation per your contract. The sales agent only represents the builder and the buyer’s agent gets a referral fee (not commissions) which keeps them out of the deal.
New construction requires a mountain of knowledge. Many onsite sales offices are periodically staffed with temps.
To be fair, temps are licensed real estate agents but normally have little knowledge of the community you’re interested in. Also, new construction sales staff generally have a fiduciary duty to get the builder the best possible deal- does that sound like it benefits you?
